WELCOME TO WEDGEFIELD - A Deed Restricted Community

Compliance with the Codes and Covenants of the Wedgefield Community

Wedgefield is a nice area to reside and we need to keep it nice. From time to time the homeowner’s association needs to remind the residents that we are a Deed Restricted Community. Our HOA is a voluntary membership, however there are codes and covenants which must be adhered to, whether a paying member or not. The city and estates sections are part of the Wedgefield Homeowners Association (WHOA), the Reserve has their own HOA. The Villas are part of WHOA but also have a maintenance HOA of their own. The codes and covenants are in place so that we may have well-maintained properties leading to properties holding their value and being a desirable place to live. No one wants to live next door to a property with junk in the front yard or boats and trailers in the drive and autos on the lawn.

Samples of some codes, but not all inclusive, which require WHOA approval plus County permit:

  • Size of house that can be built
  • Home additions
  • Sheds
  • Modifications to houses
  • Pools
  • Pool enclosures
  • Fencing requirements
  • Paving requirements
  • Vehicle parking  such as: No vehicles on grass
  • No boat or RV parking in driveways are also requirements of our codes.

“Vehicles must be parked in the garage or in the driveway. You may park your boat alongside your house provided it is upon a concrete surface. Vacant lots may not be used to store vehicles. If you cannot park according to these restrictions, then you must relocate the item to a storage facility. Recreational vehicles, watercraft, boats and work trailers may be temporarily parked in the front driveway of the residence, not to exceed seventy-two hours within a thirty (30) day period. The WHOA has authority to assess a daily fine to violators of the codes until rectified.”

In addition to the Homeowners Association, Orange County has its own codes which must be adhered to, such as:

  • Grass height
  • Junk and debris
  • Inoperative vehicles
  • Parking
  • Keeping your property in a safe and sanitary condition.
  • No buses, tractor-trailers or semi-trucks and any other vehicle that weighs over three (3) tons shall be parked on the lots or streets (deliveries excepted).
  • Vehicles may not be driven on the easements without a driveway permit issued by the Ranger Drainage District.

Note** Trailers, RV’s, extra automobiles are not allowed to be parked on property.
